Because the Right Support
Makes All the Difference
As we age, navigating real estate decisions can feel overwhelming. Whether you’re planning for a lifestyle change or facing an urgent transition, you don’t have to figure it all out on your own.
Hi, I’m Nicole Pauli. My work is focused in servicing seniors, adult children, and families across Guelph, Kitchener, and Waterloo to help them make informed, confident housing decisions. Maybe you’re rightsizing, helping a parent transition to retirement living, or sorting through an estate. Whatever the situation, I’m here as your trusted advocate – someone who brings a steady hand, a clear process, and genuine care without the pressure of traditional real estate.
As a Lifestyle55+ MASTER REALTOR® with a focus on seniors real estate in Guelph, Kitchener, and Waterloo, I understand the emotional and practical layers that come with later-life housing transitions. This is about more than just real estate. It’s about family, timing, lifestyle, quality of life and peace of mind.

You deserve someone who sees the full picture and understands ‘What’s Next’, someone who listens to your story, understands your priorities, and works with your timing. I don’t rush decisions or push for quick sales. I work with you, at your pace, offering clarity when things feel complicated and reassurance when emotions run high. Today’s real estate is fast and complicated – yet I offer a buffer between you and the chaos.
This stage of life may come with unfamiliar challenges, but with the right support, it also opens the door to meaningful change – a safer home, a better lifestyle, more freedom, or the relief of shared responsibilities. I’m here to help you explore what’s possible.
With experience, honesty, and a deep commitment to the people I serve, I’m proud to be a go-to resource for seniors’ real estate in Guelph, Kitchener, and Waterloo.
It all starts by having a real conversation – no strings just a starter conversation that’s focused on what matters to you.
Your Tomorrow:
Moving Forward with Confidence
Making a change later in life isn’t always easy – even if it’s the right move. For many older adults in Guelph, Kitchener, and Waterloo, the idea of selling a home, letting go of what’s familiar, or even thinking about all that may need to happen can feel overwhelming, leaving you fearful and resentful of tomorrow – BUT IT DOESN’T NEED TO BE!

You may be wondering:
Is this the right time to move?
Can I manage in this home much longer?
Where would I even go?
Will I lose my independence?
Can I afford it?
Am I at risk? (falls, finance, isolation, etc)
These questions are more common than you think. And you’re not alone in asking them. In fact you should be asking them – with me!
As a Lifestyle55+
MASTER REALTOR®
My focus is to guide seniors and their families through the emotional and practical sides of this process. Whether you’re just starting to explore or you’re ready to make a decision, I help you understand your options – clearly, calmly, and without pressure.
This isn’t just about finding a smaller space. It’s about right-sizing your lifestyle – creating a living situation that supports where you are now and where you want to be tomorrow.

Who We Help
Every Situation is Unique,
and Often Deeply Personal
Real estate in later life is rarely just about the house. It’s about navigating change with dignity, compassion, and a clear plan. Families in Guelph, Kitchener, and Waterloo often face these transitions during emotionally complex times – and need MORE THAN JUST A REALTOR®.
As a Lifestyle55+ MASTER, my goal is to support individuals and families with a process that goes beyond real estate. This includes coordination, timing, emotional support, and resource referrals that match the moment and future need.

55+ Seniors
As we approach retirement years our views, abilities, opportunities and finances change. Often, transitioning from empty nesters to active seniors offers a wide range of housing/lifestyle options while our senior years may require more assisted opportunities.
Your needs may have changed, but your priorities haven’t- comfort, independence, community, safety and peace of mind. Whether you’re looking to simplify or find the right supports, I help seniors explore their options in:
Active Independent living: Condo, 55+ communities, Bungalow, Vacation property
Right-size without losing control: Smaller property or possible an larger property
Multi-Generational: Options for families coming together (upsize)
Retirement Home options: Independent or assisted living
ADU’s-Accessible Dwelling Units
Explore realistic-focused local options
Adult Children of Seniors
Helping your parents make housing decisions can be emotionally and logistically overwhelming – especially while balancing your own life and facing challenges such as:
Disagreements between siblings or hesitation from parents
Balancing finances, care needs, and personal wishes
Being an active Power Of Attorney (Finance/Care)
The early signs that a move may be needed – but not knowing when or how to start
Questions about long-term care, retirement housing, or staying in place
I often support adult children who are:
Initiating conversations about the ‘Next Steps’
Comparing costs and planning timelines
Managing roles like POA or joint decision-maker
Seeking trusted local resources and clear communication
Exploring care levels (independent, assisted, retirement, age in place)
Dealing with dementia, Alzheimer’s, or declining capacity (likely the most challenging)

Executors, Trustees & Estate Clients
If you have accepted the role of being an Executor or Executrix to a loved one’s estate, you’ll quickly discover it’s more than a checklist – it’s a heavy responsibility that involves the dedication of your time, liability and timelines.
When it comes to Probate or the need to sell an estate property, I offer:
Professional property evaluations (often pre- or post-probate)
Work with remote executors or joint decision-makers.
Navigate family dynamics and emotional stressors
Communicate with lawyers and professionals
Maintain timelines with sensitivity and discretion
Coordinate full sale preparation (cleanouts, staging, contractor access)
Having the right resources and ability to guide the process often lightens the stress load of the estate.
Surviving Partner
Losing a partner can shift everything – questioning the
unknown, next steps, support and even the day to day emotional fluctuations can sometimes make the simplest of decisions challenging not to mention the idea of having to sell or purchase real estate.
If the house feels too big, too empty, or too much to manage, I offer support when you’re ready to:
Explore your options without pressure
Make emotionally manageable decisions
Uncovering your financial position for what’s possible or what can come next
Honour the past while building a future that works for you

Right-sizing
As a Lifestyle55+ MASTER, I focus on challenging real estate in Guelph, Kitchener and Waterloo
regions. I understand and value the position you may find yourself in and would like to offer
you my expertise, empathy, respect and patience as WE work through your NEXT STEPS.
Discover which describes you best
While the term Downsizing is easily recognized in the real estate sector, it may offer a negative connotation where you may be ‘giving up’ what you have or may be losing what you have. In working with seniors, it’s less about downsizing or losing and more about right-sizing and discovering what works BETTER! The idea is that where you currently reside is too large with wasted/unused space, challenging to maneuver or maintain, or holding a large amount of equity that can be better used.
Not often considered when moving, right-sizing means identifying what fits best for your needs, wants and wishes, sometimes it’s an upsize! As our lives mature we may find ourselves having less responsibilities and more money – great time to purchase your life long housing dream, 2nd property or vacation home. Some may consider a multigenerational living arrangement where you may consider contributing to a larger property with family. You get the security and daily visits with the grandkids and they get a larger property (shared) that they might otherwise not be able to afford. Each situation is different. Then some may have received an inheritance or lottery win! Now’s your time!
